Average monthly rents stand at 888 € in the Grand Duchy (L'essentiel)
As per the results of a research that was published this past Wednesday by Statec, a quarter of the people residing in the Grand Duchy are renting the premises where they reside thereby paying, on average, 887.77 € per month.
28.3% of all households – which corresponds to 24.7% of the population – are renting their house or apartment. A study recently worked out by Statec stresses that 91.9% of all tenants pay what may be defined an ordinary rent, while all others benefit of reduced rents.
The small village of Kopstal stands out as the most expensive neighborhood in the Grand Duchy with 1.371 € per month while the cheapest rents are registered in Whal, where that same figures drops down – and quite dramatically – to only 542 €. This accounts for a national, average monthly rent standing at 887.77 € for ordinary rents while low-income residents do, on average, pay 396.68 € though the properties where they reside spread out over the same surface (around 84 sq. m.).
The percentage of tenants reaches its peak in Luxembourg City (48.5%) and, but this does not come as a surprise, the capital city of the Grand Duchy accounts also for the highest prices per sq. m. (14.7 € vs. a national average standing at 12.5). While the average surface (78.5) of the real estate properties that are being rented in Luxembourg City stands a little lower than nationwide figures, the average rent there (997.55 €) is not the most expensive across the whole country; on the other hand, suburban municipalities such as Niederanven or Kopstal see the average surface increase up to 123.1 and 130.6 sq. m respectively and monthly rents eventually best those of the capital. The smallest units available for rent are to be found in Esch-sur-Alzette and Differdange (66.4 sq. m.).
People with Luxembourgish citizenship pay a little less than foreigners
By segmenting tenants as per their nationality, Britons are those who on average pay the highest amounts (1,410.50 € per month). However, this also translates into rented properties whose surface stands above the national average (i.e. 116 sq. m.). Next in this special ranking are citizens of the Netherlands (who pay 1,195 € for, always on average, 117 sq. m.), followed by the Spaniards (1,095 for 87 sq. m.).
French people pay 1,036 € for properties that spread out over an average surface of 86 sq. m. while these figures stand at 1,030 € and 91.5 sq. m. for German nationals and at 931 € x 87 sq. m. for Belgian citizens. Residents who originally hail from Portugal and Montenegro are those who live in the smallest units (72 and 69 sq. m. respectively) but at the same time also pay the lowest rents (+/- 715 € per month).
What about Luxembourgish nationals? They normally pay 818 € for 85 sq. m. This figure stands slightly below the national average and results from the fact that they have been residing in such premises for a much longer time. They indeed have settled down, always on average, some 8 years ago while that figure stands at only 5 years for foreigners, so this means Luxembourgish citizens have been able to come to more profitable agreements with their respective landlords.
