Energy certification mandatorily added to all real estate adverts starting from July 1 (athome - 24.05.2012)
The Luxembourgish legislation devoted to the energy performance of residential properties was recently strengthened with the major changes pre-announced this past March by the Minister of Economy, Etienne Schneider, while attending the “Myenergy Days” being now applicable.
The following changes are entering into force this coming July 1, 2012:
Real estate adverts, for sale or rental of residential buildings, will have to display the energy performance class, namely by reporting the results previously certified by the competent authority.
- The adverts shall hence display the energy performance class the property was assigned to depending on the relevant energy expenditure index.
- Additionally, the adverts shall report also the class of thermal insulation as per the energy efficiency index of insulation.
The Luxembourgish government has also worked out a sort of “road map” to improve and strengthen the requirements applied to new buildings in terms of energy performance.
Therefore, any building whose plans will be submitted for construction permit after July 1, 2012 will have to meet the following requirements and energy classes:
- Energy class B;
- Thermal insulation class C.
The corresponding indexes of energy expenditure were also reviewed by the government, so that the rules and requirements applicable to any new building permit read as follows:
